What a Home Inspector Looks At
No. 2 min read

The outside

An inspector looks at the roof, gutters, siding, windows, doors, grading and drainage and notes what is in good shape and what needs attention.

The structure

Foundation, framing, floors and attic are checked for cracks, movement, moisture and signs of past problems.

The systems

Electrical panels, outlets, plumbing, water heaters and heating and cooling systems are tested and noted. Appliances that come with the house are often included.

The report

You receive a written report with photos and notes. Treat it as a to-do list and a conversation starter, not a verdict. Some items are small and some need a specialist.

Questions

Good questions, straight answers.

Should I attend the inspection?

If you can, yes. Walking the house with the inspector makes the report much easier to understand.

Does an inspection find everything?

It covers what can be seen and tested that day. Some issues need a specialist to look closer.
